Telangana rent agreement generator
Three short steps, a live preview, and a print-ready agreement, free instead of paying a broker.
Renting in Telangana
If you are renting in Hyderabad, Warangal and Karimnagar, Telangana rules apply. Key laws for residential tenancies here include the Andhra Pradesh Buildings (Lease, Rent and Eviction) Control Act, 1960 as adapted in Telangana and the Transfer of Property Act, 1882 (rent laws do change, so check the current position for your city). Check the current stamp duty on the Telangana e-stamping portal or with SHCIL, and register the agreement if the term is 12 months or more.
Stamp duty and registration
Stamp duty varies by state: buy e-stamp paper through your state's e-stamping portal or SHCIL before signing, and print the agreement on it. Agreements of 12 months or more generally must be registered at the sub-registrar office under the Registration Act, 1908, which is why many are made for 11 months. This is a template, not legal advice.
Why most agreements are for 11 months
Under the Registration Act, 1908, a lease of 12 months or more generally has to be registered, which adds fees and a visit to the sub-registrar. An 11-month agreement on stamp paper avoids that in most states, and is renewed each year. Maharashtra is the exception: leave and license agreements there must be registered whatever their length.
What goes in the agreement
Term and end date, monthly rent and deposit in figures and words, rent escalation (with a year-by-year schedule for longer leases), who pays maintenance and utilities, repairs, lock-in, notice period, inspection, handover, police verification and a fittings annexure, followed by a signature for every owner and tenant and two witnesses. Co-owners, flatmates, shops and offices are covered.
